How Much Rent Would I Pay if I Qualify?
Generally, eligible families must pay 30% of their adjusted income towards gross rent (owner rent and the amount of the OHA Utility Allowance for tenant-paid utilities that are not included in the rent to the owner).
The OHA covers the difference between the required tenant payment and the gross rent. The amount of the subsidy paid by OHA depends on the OHA Payment Standard for each unit size (number of bedrooms) or the gross rent for the unit if less than the payment standard.
If the gross rent is more than the Payment Standard, a Section 8 housing choice voucher holder may choose to pay the higher rent. However, a Section 8 family moving into a unit cannot pay more than 40% of its adjusted income.
What Type of Rental Unit Qualifies for the Program?
For a unit to be considered eligible for the OHA's program, it must:
- Charge rent that is deemed "reasonable" given its location, quality, size, unit type, age, amenities, services, maintenance, and utilities to be provided by the owner.
- Charge rent that is reasonable regardless of the Payment Standard established for unit size.
The OHA also operates a 100-unit Section 8 Single-Room Occupancy (SRO) Moderate Rehabilitation Program for Homeless individuals. People who qualify will only be assisted while residing in the single SRO project.
Who Is Eligible for Section 8 Housing in Orlando?
There are specific qualifications to get section 8 housing in Orlando:
