1. Public Housing Program

The owns 642 housing units across town. Most of these units are in multi-family communities, but there are some single-family homes in the program.

Families have to meet certain requirements to qualify, but one of the main ones is household income—you can only earn up to 80% of the median income in Beaumont to qualify, which was $40,505 in 2019. Families whose income falls below that number pay 30% of their adjusted income for rent and utilities.

2. Section 8 Housing Vouchers

Housing choice vouchers give low-income families the chance to move into privately owned homes. Landlords who agree to participate in the voucher program meet criteria set by HUD—the homes must be safe, in good repair, and maintained after the tenant moves in. In return, they are pretty much guaranteed continuous tenants, and a portion, if not all, of the rent payments, are made directly to the landlord by the BHA.

This rent subsidy program offers residences from one to four bedrooms, and almost any type of residence can qualify if it meets the other standards. So you'll see single-family homes and multi-family apartments. duplexes, mobile homes, townhomes—pretty much any kind of dwelling.

3. Section 8 New Construction Program

There's a third option, a newly-built multi-family community called Northridge Manor. It's not part of the regular voucher program, but sort of a hybrid. Tenants pay 30% of their adjusted income to the landlord, and the rest of the fair market rent is paid by the BHA.

How the Waiting Lists Are Prioritized

BHA follows federal guidelines regarding who gets housing first. Veterans, the elderly, and people with disabilities are considered special circumstances and move to the top of the list. Why? Because families in the military, and who are caregivers for other family members, are less likely to be able to work outside the home. Since it's the goal of the BHA for all residents to have the income sufficient to afford housing, it just makes sense to give a special boost to families with those extenuating circumstances.

Veterans Get Priority Assistance in Beaumont

shows its appreciation for veterans and their families in lots of ways, but the most important may be that these families get preference on housing waiting lists. Veteran" can have several meanings, here's how the BHA makes the classification. Any Head of Household who is currently on active duty was honorably discharged with one of the following branches:

  • Army
  • Navy
  • Marines
  • Coast Guard

National Guards are also included if they deployed during wartime. Veteran spouses are included here, as are the surviving spouses of military members killed in action. You'll need to confirm your status with documentation from the Department of Defense or Veteran's Affairs.

Housing for the Elderly

has two public housing communities that are designated for elderly residents, Grandpine Courts, and The Crossing. Both are reserved for citizens who are 55 and older.

There's Also Housing for People with Disabilities

Beaumont also has housing units that are handicapped-accessible and reserved for families with a special-needs member. The Voucher program also allows families to choose a privately-owned residence that features the accommodations that meet their needs.
