Partial vouchers are also available for residents with income above these levels but still below the median for the San Antonio area.  Per HUD requirements, income must not exceed 80% of Area Median Income (AMI) based on family size.

In addition to meeting the income eligibility requirements, applicants for Section 8 government housing from the San Antonio Housing Authority, all adult members of a household must also conform to the following requirements:

1. Be a family as defined in SAHA's Admissions and Continued Occupancy Policy

2. Meet legal requirements regarding citizenship, immigration, and criminal history 

You must be a citizen or eligible noncitizen who is at least 18 years old to apply for Section 8 housing. Certain criminal convictions may be disqualifying

3. Complete a full application appointment

Failure to show up for an application appointment can disqualify you. 


4. Have accepted prior rental history

If you have no prior rental history, getting a Section 8 voucher may not be possible. 


5. Neither you nor your family members may engage in any criminal activity that threatens the health, life, safety or right to peaceful enjoyment of the premises by other residents or in drug-related criminal activity. 

The San Antonio Housing Authority needs to be able to provide landlords with tenants who will not create disturbances or participate in illegal activity. Certain types of criminal backgrounds may exclude residency under Section 8 vouchers. 


6. Pay any money already owed to SAHA  

All debts to the San Antonio Housing Authority must be cleared before you are eligible to receive a Section 8 voucher. 


How to Apply for Section 8 Housing On Your Own

If you believe that your family meets the income requirements for Section 8 housing, you may choose to apply for assistance from the San Antonio Housing Authority on your own. You'll need to make sure you have a good bit of information available, and you'll need to be prepared to deal with lengthy wait times and a complicated process. 

1. Complete the application form for Section 8 vouchers  online through the San Antonio Housing Authority.

Before you get started, make sure you have handy the Social Security cards, names, and birth dates of all of your family members. You will also need the incomes of all family members. The period during which applications are accepted for the waitlist runs from September 1 through September 17. 

Keep in mind that it is very unlikely that you will be able to get Section 8 immediately. There is a waiting list in San Antonio, and wait times can be anywhere from two to seven years.  

2. Keep your contact information and income information up to date while you are on the waitlist.

When you reach the top of the list, you will be notified by postal mail. If your contact or income information has changed and the San Antonio Housing Authority has not been notified in writing within ten (10) days of the change, you will be dropped from the waitlist.

3. Attend an Early Engagement Program (EEP) orientation.

EEP serves to orient families to the program so that their experience with it will be successful.
