Can I File a Tennessee Property Tax Assessment Appeal?

If you are not satisfied with your property’s assessed value, you can file a property reassessment appeal. To do so, you have to follow an established procedure. Levels of filing a property assessment appeal in Tennessee include:

  • Appealing to the county’s Board of Equalization—every applicant must file an appeal to the county’s Board of Equalization first. The board will send the applicant notice of its decision that the taxpayer can accept or appeal further
  • Filing an appeal to the state Board of Equalization—the next step is to schedule a hearing before an administrative law judge. The board will issue its initial decision 90 days after the hearing. The applicant will have 30 days to appeal to the Assessment Appeals Commission before the board’s decision becomes final 
  • Appealing to the Assessment Appeals Commission—a taxpayer who is dissatisfied with the decision of the administrative law judge can file an appeal to the Assessment Appeals Commission. The commission can accept the decision of the state Board of Equalization or review the case further. The Assessment Appeals Commission will submit a Final Decision Order within 90 days of the hearing. If the state Board of Equalization chooses not to review the decision of the commission, it becomes final within the next 45 days
